Cleaning methods for fan coil units and handling of common faults
2026/6/11
Stop the machine, cut off the power supply of the fan coil unit, close the corresponding waterway valves, drain the remaining water inside the coil to prevent electric leakage or water leakage during the cleaning process.
2. Remove the components and take off the return air panel and filter screen, as well as the outlet guide blades. For models with condensate trays, remove the water collection tray and clean out the accumulated dust, dirt and water inside.
3. Segmental cleaning:
Filter screen: Rinse with clean water. If there is heavy oil contamination, soak it in neutral detergent for 10-15 minutes, scrub it, then dry it. Do not use strong acid or strong alkali cleaners.
Blade/Wheel: Spray the dedicated fin cleaning agent with a high-pressure water gun or spray bottle. Let it stand for 5-10 minutes to dissolve oil and dust. Gently brush the gaps of the blades with a soft-bristled brush, then rinse them clean with water. Avoid deforming the blades.
Heat exchange fins: Spray the fin cleaning agent (avoid corrosive substances), use low-pressure water flow to rinse from the inside out to remove dust and fluff between the fins; when the fins are deformed, use the fin comb to comb and restore their original position.
Condensation water tray: Use a brush along with a cleaning agent to scrub the tray body, clear the condensation water drainage pipe, and you can pour a small amount of warm water or pipe cleaning agent to ensure smooth drainage.
Shell/Panel: Wipe the surface with a damp cloth to remove dust. For stubborn stains, use a neutral cleaner. After drying, reassemble.
4. After all the component surfaces are free from water, reinstall the filter screen, water collection tray, air guide blades, and panel in the reverse order of disassembly. Open the water passage valve, power on for a trial run, and check if the operation status is normal.
5. Cleaning Frequency:
For ordinary office/commercial areas: Clean once every quarter. The filter screen can be disassembled and cleaned once a month; for hospital cleanrooms/high dust environments: Clean once a month. Check and clean the filter screen weekly.

III. Cleaning and Maintenance Precautions
When cleaning, avoid spraying water directly onto electrical components such as the motor and the electronic control box to prevent short circuits. The fins are made of aluminum, so when cleaning, the force should be gentle to prevent the fins from tilting and affecting heat exchange. When replacing accessories (such as capacitors and bearings), select specifications that match the original model. For hospital cleanroom air conditioning units, after cleaning, microbial testing is required. Only after meeting the standards can they be put into use.
